Unfortunately, my experience with Len Smith Real Estate wasn't a positive one. Apologies in advance for the long review, but it's only fair the whole story is said.Applying for the rental property was smooth. Hamnah was very responsive, answered all our questions, and genuinely seemed like she wanted to do everything she could to make the process as easy as possible.Once we got the keys, that's when things went south. Upon moving in, we noticed a few issues (side gate had a padlock, rear garage access door didn't open, the bath leaked, simple things), but we couldn't seem to get anything fixed. For some reason, RACV was called out to fix a leaking bath? We ended up fixing it ourselves at our expense as RACV couldnt find the fault. We wore the cost. I bought a pair of bolt cutters to cut the side gate lock. Our air conditioner stopped working. We had to chase her up after 14 days as she had clearly forgotten about it. It took three months to get some window locks fitted that she mentioned the day we signed our lease paperwork. Great service!As things happen in life, we needed to get out of our lease. Having never done this before, I contacted Hannah via email to gain some insight. Things weren't explained well at all, and asking her questions seemed to annoy her. I decided assigning the lease to somebody else was the best option financially. Numerous times she kept stating breaking the lease is easier, I recommend breaking the lease, assigning the lease can be very difficult. It was clear that it would be less work for her, and more money in the family business as I would have to pay more fees! Assigning the lease was only difficult as that's how you made the process.We were told we would have to pay for their time and numerous other items for assigning the lease, totally understandable.I contacted consumer affairs and was told around the $100 mark seems fair and they shouldn't charge anymore. It was mentioned in emails they could charge us a few hundred dollars but nothing formal. Once I noted the above about consumer affairs, that was all dropped, and a fee of $110 came back, perfect.The process was very frustrating. Hannah didn't work Fridays or Saturday's, but after asking whom I should speak with on those days so there aren't any delays in the lease assignment process, those questions were ignored in emails, lovely.The most frustrating part of all, was emailing Hannah that I will be signing the bond transfer form after the new tenants move in, as the new tenants didn't want to transfer me the bond money until they moved in. She replied back, no mention that it had to be signed before they move in, she actually stated it's the best way to do it. Perfect. The Vic Tenants Union website says it can be done up to five business days from signing the lease. I was told numerous times they are very busy and have so much on, there May be delays. I'm sorry, but if I'm paying a fee for this service, I expect service. I received a few very rude emails from her, very unprofessional.10 minutes prior to the new tenants picking up the keys, I received an email from Hannah stating that the lease assignment won't be going ahead until they receive the bond transfer form signed. The tenants union website states it can be done FIVE days from the lease transfer going through, how come you can make up your own rules? They have been contacted regarding this and emails forwarded. I had to leave work, messing my day around. My loss of earnings and petrol costs for no reason. I only went there as I didn't want to stuff the new tenants over.For those in Bacchus Marsh and surrounding, stay clear of this agency. They're lovely until you sign up as a tenant. Probably explains why two staff members have left positive reviews online.
